Macon-Bibb takes next steps for new downtown hotel and convention center project

MACON, Georgia (41NBC/WMGT)- Macon-Bibb County is taking the next step in a major downtown redevelopment plan with the official release of a Request for Qualifications (RFQ) for a hotel and convention center to be built at 108 First Street, the site of

the demolished hotel

The RFQ, issued Wednesday, June 18, 2025, calls for developers to design, finance, and construct a new full-service hotel, convention center, and parking structure on a 3.5-acre site in the heart of downtown. Submissions are due by July 17, 2025.

“We want to have a first-class convention and event experience here in the center of Georgia, one that is within walking distance of our Downtown and the many local and amazing businesses,” said Mayor Lester Miller. “This is that chance to create something great and bring even more people to our community.”

Developer sought to lead major downtown transformation

According to a news release, the selected developer would ideally also serve as the operator of the hotel and convention center, in partnership with Visit Macon. The project is positioned directly across from a new Mercer University medical school campus, which is expected to serve as a catalyst for additional private development in the surrounding area.

“This is an exciting time for this area of Downtown,” said Alex Morrison, Macon-Bibb’s Director of Planning & Public Spaces. “We are setting up for a major transformation and rejuvenation of a core gateway into our Downtown, one that will welcome people on foot, bicycle, car, or mass transit.”

The RFQ includes preliminary renderings of the proposed project, though officials note that final designs may vary.

Mercer project expected to drive private investment

In February 2025, the Macon-Bibb Urban Development Authority approved the sale of 815 Riverside Drive to Mercer University, which will relocate its School of Medicine to the property adjacent to the proposed hotel and convention center.

Mercer President William D. Underwood said the downtown location provides space for growth and aligns with the university’s long-term vision.

for the Mercer University School of Medicine seizes a unique opportunity… at an important gateway into Macon,” Underwood said in a previous statement. “The overall impact on downtown Macon will be transformational.”

The convention center project is part of a broader initiative to revitalize the downtown area, incorporating lofts, restaurants, retail, and pedestrian-friendly design along the First Street and Riverside Drive corridors.
